Our Unique approach...

Vimini Associates has been a Bridgeport Connecticut owned and operated real estate firm for the past 40 years. We are strategically located close to Interstate 95, Route 8, and the Route 25 Connector; enabling us to be within on-half hour of our market area. Our firm was founded by Sam G. Vimini in October of 1968 and has been located in downtown Bridgeport Connecticut since its inception.

Over this period we have performed appraisals on all types of properties throughout Connecticut with a concentration in the Southwestern portion of the state. We offer a deep knowledge of the history and motivating conditions involving past and present real estate activities in these communities.

Sam Vimini, SRPA:

ext. 307 - Sam G. Vimini founded Vimini Associates in October 1968. He has sold, leased, negotiated and appraised real estate for over 50 years. In addition to having both a SRA and SRPA designation, he is also an author of real estate appraisal, having written the first two courses presented by Fairfield University , CT. He is a developer of industrial properties and an appraiser consultant for numerous clients.

Peter Vimini, MAI:

ext. 308 - Holds the MAI designation conferred upon him by the Appraisal Institute and has appraised a variety of commercial, industrial, and residential properties. Assignments have included leasehold interest valuations, office buildings, industrial properties, land, residential properties, and special uses such as churches, schools, and government buildings. His real estate and appraisal knowledge has earned him recognition as an expert in court testimony and real estate litigation.

Paul Vimini:

ext. 303 - Paul Vimini joined the firm in 1994.  His areas of expertise include commercial/industrial brokerage and re-development of older and abandoned properties.  He has successfully recruited tenants which range from the national corporation level, to state, and local entities to local locations.  He is highly regarded by local commercial/industrial and multi-family markets for his knowledge of rehabilitative costs, condition and time frames.

William Converse:

ext. 306 - William Converse is an advanced MAI candidate of the Appraisal Institute.  He has appraised properties throughout Fairfield and New Haven Counties , having distinguished himself in the valuation of industrial and commercial properties, with a particular interest in office building valuations.  Having appraised over 250 commercial and industrial properties over the past several years, his contribution has earned him recognition among our clients for quality and reliability.

Catherine Plavcan:

ext. 300 - Catherine Plavcan has been with Vimini Associates for 11 years.  Catherine is both a Connecticut Licensed Certified Appraiser and Licensed Real Estate Salesperson.  She has completed  over 300 residential appraisal report assignments.  While her primary focus is appraising single-family properties, she also appraises vacant land, and 2-4 family dwellings.  She is committed to utilizing the latest technology to provide quality valuation services in the most expedient and professional manner.

Our Full-service management solutions offer comprehensive asset and property management services on one agreement. With a variety of service durations available, this service allows the owner / ownership entity freedom from being involved in day-to-day operations. It also eliminates running a property and dealing with resident / tenant issues, employee issues and accounting. The owner receives twice monthly funding transfers (based upon the availability of funds) as well as a comprehensive accounting report package each month. A full-service management solution allows for separation from day-to-day property operations to the degree desired and allows for the attainment of goals through the incorporation of personnel with backgrounds in delivering results.

Elective-Service Management Solutions

A custom designed management solution incorporating current components of operations which have proven to be effective.

Description

Our Elective-Service Solutions offer highly configurable asset and property management services on one agreement. This allows the owner to utilize current accounting or other preferred accounting, personnel and or vendor services favored by the owner. This service can maintain current systems currently in place and add the desired components as desired.

Custom property management packages may be tailored to meet individual investor goals. This includes adding, deleting or altering individual service parameters such as accounting services, marketing services and/or employee services. This allows for separation from day-to-day property operations to the degree desired and allows for the attainment of goals through the incorporation of personnel with background in delivering results.

Property Accounting Services

All property accounting services are rendered under a the direction of our CPA.

Description

We offer scalable and highly configurable accounting services independent of a comprehensive full-service management contract. Components of an accounting package may include; budgeting, A/R, A/P, monthly wire transmittal of funds and include a pre-determined set of monthly reports.

Maintenance Services

Description

We offer maintenance services independent of our asset management services to assure the timely completion of work orders placed through our centralized system.

Our service personnel include members with HVAC Type I, Type II and Universal Certifications. We can provide maintenance services on an on-going basis, for shorter periods of time or to handle brief periods of time when additional maintenance staffing is needed.

Services are billed based on your individual needs and may be: hourly, weekly, or monthly rates. We also can bill a flat rate (if requested) or by the individual assignment.

Description

We offer capital project management services to assure the timely completion of capital projects within pre-stated budget parameters. These services are especially helpful when current on-site management does not have the resources to oversee the completion of such projects or needs to focus instead on other income producing activities. We manage the entire project including: budgeting, scheduling, permitting, coordination of multiple vendors, detailed progress reporting, loan draw requests (if requested), payment of vendors and follow-up to assure satisfaction.
